Full transparency on what we charge tenants and landlords, in line with the Tenant Fees Act 2019.

For Tenants

Tenant Fees

There are no agent fees for viewing a property, applying to rent, referencing or checking in — these were banned under the Tenant Fees Act 2019. The only payments you may be asked to make are set out below.

Holding Deposit
Reserves the property while referencing is completed. Deducted from your first month's rent if your application is successful.
1 week's rent
Security Deposit
Protected with the Tenancy Deposit Scheme (TDS) within 30 days of receipt. Capped at 6 weeks' rent where the annual rent is £50,000 or more.
5 weeks' rent
Rent
Payable in advance as set out in your tenancy agreement.

Change of sharer / tenancy amendment
Or reasonable costs incurred if higher — for example, updating a tenancy agreement at your request.
Up to £50 (inc. VAT)
Early termination (tenant request)
Only charged if you end your tenancy early, capped at the landlord's and agent's reasonably incurred costs or losses.
Capped to landlord's loss
Late rent payment
Only charged once rent is more than 14 days late.
3% above Bank of England base rate
Replacement keys / security devices
Charged at cost, with evidence provided on request.

Landlord Fees

Our management fees are charged as a percentage of monthly rent collected — no let, no fee. Get in touch for a bespoke quote for your property.

Let Only

Find and reference a tenant, arrange the tenancy agreement, then hand over to you.

From 8%
of first year's rent (inc. VAT)

Rent Collection

We handle rent collection, arrears chasing and statements throughout the tenancy.

From 10%
of monthly rent (inc. VAT)

Full Management

Complete end-to-end management, including maintenance coordination and inspections.

From 12%
of monthly rent (inc. VAT)

Additional one-off costs — such as EPC, gas safety or inventory reports — are charged at cost where required and agreed with you in advance. Full details are confirmed in your Terms of Business before your property is marketed.

Client Protection

Redress & Client Money Protection

Extra Mile Property is a member of The Property Ombudsman (TPO) redress scheme and holds Client Money Protection (CMP), so both landlords' and tenants' money is safeguarded. All deposits we hold are protected with the Tenancy Deposit Scheme (TDS).
