Rightmove is our number one marketplace, and we also advertise across Zoopla, Gumtree, Facebook and Twitter — giving your property maximum exposure and the best chance of being let quickly. If you'd prefer your property not to be advertised on any of these platforms, just let us know and we'll respect your wishes.
Our average time to let a property is around 3 weeks. We work to a 4-month cap on marketing a property at a given price — if it hasn't let within that window, or if it's taking noticeably longer than our usual 3-week average, we'll get in touch to review the pricing and marketing approach with you.
We offer three levels of service: Let Only (we find and reference your tenant and arrange the tenancy agreement, then you take over), Rent Collection (we also handle rent collection and arrears chasing), and Full Management (complete end-to-end management, including maintenance coordination and regular inspections). Every applicant goes through standard referencing checks before being approved, including right to rent, proof of employment, credit checks and affordability checks. A guarantor may also be required and referenced in the same way.
Yes. Every deposit we take is registered with the Tenancy Deposit Scheme (TDS) within the legally required timeframe, and both you and your tenant receive a certificate as proof of protection.
This depends on your service level. Under Let Only or Rent Collection, repair requests go directly to you as the landlord. Under Full Management, we coordinate repairs and maintenance on your behalf through our network of trusted contractors, keeping you informed throughout.
By law, rental properties in England must have a valid Energy Performance Certificate (EPC), an in-date Gas Safety Certificate (where there is gas in the property) and, where required, an Electrical Installation Condition Report (EICR). We'll advise you on what's needed and can help you arrange any certificates that are missing or due for renewal before marketing begins.
Once rent has cleared from your tenant, funds due to you are transferred promptly, along with a statement showing rent received and any deductions for management fees or approved works.
