Check in
At the start of the tenancy, one of the team members will do an inventory check-in. The report is essentially in two parts, the ‘inventory’ element lists all of the items and the contents of the property and the ‘check-in’ element lists the condition of all of those items at the start of the tenancy along with confirmation of the meter readings and the number of keys handed over.
In the main, our inventories are written documents, but increasingly we often do them as video logs of the property condition. The reports are crucial for protecting both the landlord and tenant in any damage claims at the end of the tenancy as they accurately record the condition at the start and at the end of the tenancy.
Check out
We will conduct an inventory check-out as part of the final inspection of the property, after which you will be expected to return the keys to the property. If you are moving out and checking out on the same day, it is best to try and have the check out later in the afternoon.
When moving out, ensure that all items listed in the inventory are in their original position so that they are easily found and accounted for. The property should be returned in the same condition, allowing for reasonable wear and tear. Once the property has been vacated, the landlord is entitled to dispose of any items left uncollected.
We advise tenants to try to be at the check-out in case one of our team members undertaking the check have any questions about the condition.
Keep receipts for cleaning and any items that you have had replaced at the end of the tenancy as you may need to show these as part of settling the deposit.
